Grow your real estate farm, today
You can grow your real estate farm with some simple steps that you may not have thought of. In our series on creating a digital real estate farm we covered how you can create a buyer farm and a seller farm. What I want to talk about today is growing your farm.
That’s right in a market where everyone is shrinking their budgets we are going to be talking about expanding your farm. When markets have less transactions and it gets tough to get things done agents stop doing what made some of them successful and this is the perfect opportunity to gain market share.
Do you know an agent who has always been successful in a certain area of town? Have they cut back on their traditional flyer’s, direct mail letters, postcards, and calls to their farm area? If they have (and even if they haven’t) this may be the perfect time to spin up some additional focus and add to your farm.
Many times we think of a farm as having only one crop on it for acres and acres but a successful farm operation (from what I am told) has a variety of crops to keep things moving in the right direction. That way when the price isn’t right on one crop you are cashing in on another.
Sometimes you can add a different product to your specialty (ex. you normally do condos but you add some homes in the mix). For those who have attended one of our live seminars or are frequent readers we talk about specialization and I am not talking about becoming a commercial agent or something you haven’t done but adding market share that you can take advantage of today that you have knowledge of but haven’t taken advantage of.
So how do we grow our farm online today and as fast as possible?
It isn’t just one thing you can do. The great part is you can do a number of things to grow your farm on line with your real estate blog or your real estate website that will cause your real estate farm to grow.
- Write on Topics that Attract Sellers - this may sound obvious but many real estate bloggers only writ on topics that attract buyers. They fail to write on the topics that the sellers who need to sell today and the ones who will sell tomorrow need. What are are few of these topics? Let’s highly a few that you can do today to grow your real estate farm.
- Real Estate Statistics - I like to write on these each and every month. Yes they work for attracting buyers as well but I am looking for the sellers. I want them to want to know what their home is worth. I make sure to make a call to action to fill in either a CMA form (which we call market value) or the top producer market snap shot form which will keep them updated on their neighborhood.
- Time on Market information - Cover how long homes are staying on the market and what sellers can do to improve their odds of selling quickly. Again provide the information first and then make a call to action to fill out a form or call you.
- Write on new areas- this is one of the best ways to expand your farm quickly. A few years ago my brother and I wanted to sell more than just condos were below the average price in our area. We wanted to sell more homes and condos that were in the higher end of our market. We started blogging, writing pages, and doing pay per clicks ads for new areas that we hadn’t tapped yet but were right in our own backyard. The results? Well our average sales price has moved up well over $100,000 from 2 years ago and we are helping more families and the company is more profitable.
- Use Pay Per Click Ads - to generate traffic to these new pages, new posts, and new content you can write targeted pay per click ads that attract sellers today. Write ads for sellers attract them for their home value, the market update, or information on their area.
