Ask a Question?

Sounds strange doesn’t it? Ask the potential customer if they need or want something. In any given search results maybe one ad will use a question mark and often times there isn’t a single ad that uses a question mark. Just by using one you have already made yourself stand out. You can ask questions about loans, first time buyers, move up buyers, etc. Attract their attention with an interest peaking question. Try different questions out and see what works just make sure the question is related to real estate and doesn’t use terms that only those in real estate understand such as “CMA”.

Tell them what they will get

Some people still think that real estate agents only show the homes that are listed by them or other agents in their brokerage. I like the term “All” as used in the San Diego ad to let them know that they will see everything at the website. Remove all doubt with your ad so they know that they don’t have to visit 10 other sites in order to find their next home.

Is there anyone out there who doesn’t like the word free? Make sure people know that you have everything they need free and that you will give them something of value. For years we have been telling customers how they can get their own custom website and that is exactly what we give them through our MLS system. If you don’t have the ability to give them a website where all the listings that match are put in a single place then market your drip service where it sends them listings as they become available.

A Particular Feature of a Property

People search for properties with certain views, size of property, or locations. Appeal to this by advertising for these features and letting them know that you have what they need. Nothing makes someone feel better then knowing they can visit your website and easily get their questions answered.

Developers do tons of advertising. In fact some spend millions advertising with billboards, sign people, and print ads. You can piggyback off of their advertisting and take out ads to bring to your website. Before anyone starts bashing me on this one about copyrights or trademarks etc I am not telling anyone to represent themselves as a developer or a builder unless you are but point out that you have information on that development.
