A recent conversation with a rep from realtor.com
Let me make this very clear, if you use realtor.com and you are happy with the results that you get then great but if you want more information into what kind of product you are buying when you “enhance your listings” then this post is for you.
What kind of product do they have?
Since my renewal for the realtor.com enhanced listing product was coming due and I was sent a notice about it I thought I would make a call to find out more about what they were giving away for free and what was now costing money. I was paying $132 a month for their package this past year which I consider no small chunk of change so I wanted to find out what was going on and some more information about this product.
The conversation
The rep on the phone was always polite but keep in mind this was just a business decision. Does this product generate a return on the money spent or not?
Let me tell you about the conversation:
Me: I need to find out more about the new version of the enhanced listing feature you guys have so I can decide whether to go with the free one or the new paid one.
Rep: Let me tell you sir. The new one gives you exposure to international sites and allows you to add video as well.
Me: That’s it? Anything else? Do I get to add all the pictures I want with the free version.
Rep: Yes but do you want to add video or get exposure to international websites?
Me: No thanks. I don’t sell internationally now anyway I will take the free one.
Rep: I am sorry to hear that let me take a look at your account and see how it has done for you do you mind?
Me: Not at all go ahead. I want to say I don’t have any complaints about your service but your traffic doesn’t convert when it goes to my website and I don’t get many leads from you guys especially for the price per month.
Rep: I understand sir but you are getting a massive amount of views to your listings.
Me: I know, like I said I can’t complain about the views but I want leads if I am going to spend $132 a month for 12 months.
Rep: Sir that is not what we are about. We are about exposing your listing and branding you.
Me: That won’t work for me it is about leads and ROI on money spent and if I can’t get that out of your product or you can’t give it to me for less $132 then I don’t need your product.
Rep: I understand sir. We are sorry to see you go is there anything else we can do?
Me: Nope nothing else and I am not above coming back in the future if you have a different product.
Rep: Thank you sir and have a great day.
Conclusion
Do you brand on the web or generate leads? If you have a massive budget and I am talking massive then brand away. If not generate leads because leads are the only thing that will keep you in the real estate game helping buyers or helping sellers.
The products offered by realtor.com are branding products and in my opinion are not what real estate professionals need. Leads are potential customers and that is how you help people and earn a commission for doing so.

Hi Joe,
I tend to agree with you. Branding is great, but reaching out to the local buyers who actually want to buy in Spokane, WA is the key. We do have quite a few people moving into Spokane, but they usually use http://www.windermere.com for their search. We have historically resisted putting our listings on Realtor.com unless a seller has requested it. Very few leads have come in from Realtor.com. We’ve done better generating leads through our company websites. Out of 100+ agents in our two offices, I would guess only a few subscribe to Realtor.com.
