In case you didn’t know it you need to be generating more leads than ever before. Most of us are facing a sinking budget or we are at a $0 budget so now we have to generate more with even less and unless you love making “cold calls” then the options you have are winding down.

I would suggest that the only way to avoid having to leave real estate is to work on generating as many leads as you can with the lowest budget possible. So let’s cover a few things that will allow you to generate leads for little to no cost. I will try to get them in order as well. The other rule that I have is everything that I suggest requires no cold calling. It simply is not productive.

Be Where The Buyers Are

That’s right there are buyers out there looking for the “golden” opportunity and it is important to know that so you can be right where they are. So where are they first:

  • Open Houses - It doesn’t matter if you have any listings at all because there is someone with your office that has a listing that I am sure “isn’t selling” and they will be happy to let you hold it open. If you are going to do an open house make sure you put out more than 2 signs and you start preparing more than just 30 minutes prior to the open house. A few open house suggestions are:
    • Use 25 to 50 signs
    • Start at least 24 hours ahead of time with a few signs placed strategically
    • Remove flyers from the flyer box if one exists
    • Post your open house on the Internet (realtor.com, MLS, Craigslist)
  • Sign Riders\Text Messaging - Again even if you don’t have listings invest in a system like proquest (sign riders & an 800#) or Text Service (TextmyMLS). These services allow you to generate leads quickly and for a very affordable amount. Just buy the signs and ask to advertise other agents listings. Some additional tips:
    • Put out at least 25 signs on 25 different listings
    • Use two signs on listings if you can
    • Put the signs in high traffic listings not the ones you think are “the best”
  • Craigslist Ads - That’s right I said it and they do work. People are looking for deals right now and nothing says a deal like Craigslist. Make sure you have a plan like is outlined on www.CraigslistMarketingMastery.com before you get started and make sure to stick with it.
    • Post Multiple times a day
    • Post on a number of listings in your area
    • Follow-up on all the leads that come in within 20 minutes

Most of All Take Action

If anything make sure that you take action and if what you are doing now isn’t working it is time to change things up and make sure you are on a path that leads you to more leads and more customers.
